Boiler Leaking Water:What It Means and What to Do
| DIRECT ANSWER BLOCK | A boiler leaking water usually points to one of three things: pressure running too high, a worn seal or joint, or a failing part inside the casing. Switch the boiler off, turn off the water supply if you can reach the stopcock safely, keep water away from the electrics, then call a Gas Safe engineer. |
Where the water appears tells you most of what you need to know. This guide maps each leak position to a likely cause, so you can judge how urgent the problem is before anyone arrives.
Where is the water coming from?
| Where you see water | Likely cause | How urgent |
| Underneath the boiler, slow drip | Worn seal, pump seal or a loose internal joint | Book a repair within a few days. Switch off if the drip speeds up. |
| Underneath the boiler, steady flow | Failed heat exchanger or a split internal pipe | Switch off now and call out. |
| From a pipe entering or leaving the casing | Loose compression fitting, often after recent work | Not urgent if slow. Tighten only if you are confident, otherwise book in. |
| From a copper pipe outside the wall | Pressure relief valve discharging because pressure is too high | Check the gauge. Above 2.5 bar, stop using the boiler. |
| Around the filling loop | Valve left slightly open or a perished washer | Close both valves fully. Book in if the drip continues. |
| Brown or rusty water | Internal corrosion, common in boilers over ten years old | Book a repair and a system check. Corrosion spreads. |
Is a leaking boiler dangerous?
A water leak is not a gas emergency on its own, but treat any leak as a reason to switch off. Water sitting near mains voltage components inside the casing risks a short and a shock. A leak running onto floorboards or into a ceiling void causes damage long before you notice a stain. And a leak caused by high pressure means something upstream has already failed.
What to do right now
1. Switch the boiler off at its isolation switch or at the fused spur.
2. Turn off the water feed if you can reach the stopcock or the valves on the filling loop.
3. Put a bowl or towels down, keeping clear of sockets, switches and any exposed wiring.
4. Read the pressure gauge and note the number. An engineer will ask.
5. Photograph where the water appears. A photo often saves a diagnostic visit.
6. Call a Gas Safe registered engineer. Opening the casing yourself is both unsafe and a warranty risk.
Water leak or gas leak: how to tell
The two get confused and the responses differ completely. A water leak is visible and traceable to a wet spot. A gas leak gives no visible sign and smells faintly of rotten eggs or sulphur. If you smell gas, leave the property, avoid touching light switches, and ring the National Gas Emergency Service on 0800 111 999. For water alone, that call is not needed, but an engineer still is. Our emergency service covers urgent heating faults across Harrow and Watford.
What causes a boiler to leak
High pressure. When pressure climbs past roughly 3 bar, the relief valve opens to protect the boiler and water escapes through a pipe outside. Check what your boiler pressure should be before assuming a part has failed.
Worn seals and gaskets. Rubber hardens and cracks with heat cycling. Seals on pumps, valves and the heat exchanger are the usual suspects, and most show as a slow drip rather than a flood.
Corrosion. Sludge and oxygen in the system eat at metal from inside. Rusty water alongside a leak means the problem is system wide, not just one joint. A system topped up often corrodes faster, as covered in boiler losing pressure.
Heat exchanger failure. The heat exchanger carries water past the burner. A crack here leaks continuously under pressure and needs a replacement part, not a reseal. On an older boiler, this repair sometimes costs more than it is worth.
Loose fittings. A compression joint not fully tightened during past work works loose over time. Cheapest cause and quickest fix.
Can I still use the boiler?
Running a leaking boiler makes the fault worse and risks water reaching electrical parts. Switch off at the spur and use the time before the engineer arrives to move anything valuable from under and around the unit. If you have no heating and the weather is cold, say so when you ring, and we will prioritise the visit.
Repair or replace?
Most leaks come down to a seal, a valve or a joint, and repair makes clear sense. Replacement becomes the better option when the boiler is past roughly twelve to fifteen years old, when the heat exchanger has gone, or when several parts fail inside the same year. We tell you plainly which position you are in rather than quoting a replacement by default. If a new unit does make sense, our boiler installation page sets out how we size and fit one.
What does a repair cost?
Cost depends entirely on the cause. Tightening a fitting is a short visit with no parts. A pump seal or relief valve needs a part plus labour. A heat exchanger is the most expensive repair on a boiler. We diagnose first and quote before starting, so you decide with the real figure in front of you. Frequently asked questions
Is a leaking boiler an emergency?
A steady flow is. Switch off the boiler and the water supply and call out the same day. A slow drip can wait a day or two, but should not be left for weeks.
Why is my boiler leaking water from underneath?
Most often a worn pump seal, a perished internal gasket, or the pressure relief valve passing water. Rusty water from underneath suggests corrosion inside the unit.
Can I use my boiler if it is leaking?
Switch it off. Water near live components risks a short, and running the system under pressure makes the leak worse.
Does a leaking boiler mean carbon monoxide risk?
A water leak does not produce carbon monoxide, but a boiler faulty enough to leak should be checked properly. Fit a carbon monoxide alarm near any gas appliance regardless.
Will a leak void my boiler warranty?
Warranties usually hold as long as a Gas Safe registered engineer does the work and annual services are up to date. Opening the casing yourself can void cover.
How much does it cost to fix a boiler leak?
Anything from a short visit with no parts for a loose fitting, up to a major repair for a failed heat exchanger. We quote after diagnosing the cause.
